The Vendor's View
We love this flat. From the moment we moved in in 2018, it’s been an incredible home for our growing family. We moved in just a couple of weeks after we had our first child, but now with our second’s arrival we are looking to move somewhere with a bit more space.
Firstly - the location is incredible. It’s easily walkable to the Central line, as well as the Overground at Leyton Midland Station. There’s a fantastic coffee shop called Deeney’s next door and Francis Road, with its genuinely lovely independent shops, cafes and restaurants, is a stone’s throw away. It’s a 45-minute drive from Stansted airport, and a 30-minute walk or 15-minute bus to Stratford, where we regularly visit the shopping centre and take advantage of the high-speed rail connections to Kent’s seaside towns.
If you have children (or are thinking of having them in the future) it’s close to various nurseries and parks, and in the catchment area for three primary schools that are currently rated Outstanding by Ofsted. There’s also a Tesco Express directly opposite which was a lifesaver in those early months with a new-born.
In recent years, the local area has boomed - nothing reflects this more than the artwork which adorns the outside of our building, and our whole street. The project, by renowned artist Camille Walala, uses carbon-absorbing paint and has contributed to this part of Leyton becoming more and more culturally vibrant since we moved here.
In terms of the flat itself, we quickly realised when we visited that it ticked every criteria we were looking for. It has its own private ground-floor entrance with a hallway perfect for storing shoes, bicycles, prams, etc. It has plenty of storage in the form of a storage cupboard as well as space beneath the built-in bed. As keen cooks we were very grateful to have a kitchen with plenty of surface space. But the main thing that hooked us in (as you can probably see from the photos) was how light and bright it is.
One last thing - you’ve probably noticed the massive bed in the photos. We were a bit confused by it too, at first. The previous owners built that bed as well as a huge, wall-length wardrobe in the bedroom. We considered removing it when we moved in, but to be honest it suits the room perfectly, and we love that we can use the space beneath it for extra storage. Having said that - if you did want to remove it, it’s easy to dismantle.
The property can store up to 3 bikes in the entrance way, which is a huge advantage as Westfield, Hackney Wick, Here East and Victoria Park are a short cycle ride away, making this location very convenient for bike riders. Shoreditch is only a 25/30 minute cycle away making getting to work in the city also very easy!; Council Tax Band: A; Ground Rent: 200
