Description
A beautiful, contemporary eco-house in an idyllic, rural setting, with extensive grounds and excellent eco credentials
Nestled within beautiful countryside, The Acres is a striking, Modernist-style detached eco-house house in about nine acres of varied grounds including rare wild flower meadows. The house was built in 2015 and is situated just off a country road, with lovely views over the meadow to the rear which has a pretty duck pond, with the rear wall almost entirely glazed affording excellent panoramas and great natural light. The open plan living spaces are perfect for entertaining and the layout is wonderfully versatile, with the option to use ground floor bedrooms as reception rooms if desired. Separate to the main house there is a detached outbuilding which has a large studio offering a variety of uses, and a self-contained three-bedroom annexe which could be used as a holiday let, additional family accommodation or a long-term rental.
Interior: The house is built in a Modernist style, with clean lines, whitewashed walls and large, angular windows – particular to the rear where there is access to a terrace on the ground floor and a balcony which spans the back of the house on the first floor. The ground floor, with its expansive open plan living space, features a family room, two double bedrooms (which could be used as office space, or a playroom), a shower room and a large kitchen, sitting room and dining room with a wall of bi-fold doors and French windows opening to the rear terrace. Upstairs, the bedrooms are arranged on the south-west side of the house to maximise light and views; all have access to the rear balcony, built-in wardrobes and an en suite bath or shower room. The separate barn features an open plan sitting/dining room and kitchen, two ground floor bedrooms (both en suite) and a mezzanine bedroom, plus a separate shower room. There is internal access to the studio which would make a great gym, artists’ residence or offers scope for further development. The house has been constructed with sustainability in mind and has a ground source heat pump powering underfloor heating, with solar panels on the annexe/studio which power the ancillary accommodation and the electric front gates.
Outside
The Acres is set within its own expansive grounds, with rewilded meadows, two ponds and enclosed woodland. There is a large gated gravel driveway to the front and genced lawn to the rear, over which there are lovely, far-reaching views.
The gardens comprise a large terrace adjoining the house, with a pretty duck pond and a large vegetable garden looking out over the woodland. The ponds are a haven for wildlife, with dragonflies, bees and butterflies pollinating am impressive and rare variety of wild flowers and tall grasses in the summer.
Opposite the house across the driveway is the detached annexe and studio, allowing a good amount of space between the two individual residences.
The eco-house has a ground source heat pump powering underfloor heating and triple glazed doors and windows providing solar gain. The annexe/studio has solar panels which power the ancillary accommodation and the electric front gates.
Situation
Whitesmith is a semi-rural village between the South Downs National Park and the High Weald National Landscape, between the towns of Uckfield and Hailsham on the A22. Locally there are a variety of rural amenities, including equestrian centres, farm parks, cheesemakers and woodland cafés, with the closest day-to-day facilities in the neighbouring villages of Laughton and Golden Cross, or the larger centres Uckfield, Hailsham or Lewes, all within eight miles. The village is surrounded by beautiful countryside which offers fantastic walking, riding and cycling. There is a private (bluebell) woodland on the edge of Vert Woods which offers walks through to Laughton. Gatwick Airport is about 40 miles north, while Brighton is 16 miles and Newhaven is 12 miles for cross-channel ferries. Glynde and Lewes train stations have London services. Glyndebourne and Charleston offer music and literary festivals. Brighton is only a 45 minute drive. There are many highly regarded schools in the area including Ardingly College.
