Description
This exquisite property is one of just five townhouses forming part of this very exclusive development that was constructed in 2001 with an attractive courtyard setting. Built from attractive brick and rendered elevations under a slate roof, it is most notable for an abundance of light and generous proportions throughout. Entered via a part glazed door, the entrance hall gives way to an elegant sitting room complete with fireplace and detailed cornicing. Towards the back of the property is the most impressive, bright kitchen with plenty of space for a large table and chairs, ideal for entertaining. The kitchen is well appointed with a range of wall and base units finished in neutral tones. French doors open out to the rear terrace and further access is provided to the side of the property, close to the carport, ensuring easy unloading of cars. The four excellent double bedrooms are arranged over the first and second floors and are served by a spacious family bathroom and a shower room. The principal bedroom, with a southerly aspect and plenty of built in wardrobes, also enjoys the benefit of an ensuite shower room. Whilst in need of a little decoration, the property is generally well presented in neutral tones throughout.
OUTSIDE
The pretty garden to the south of the property is a real sun trap and an oasis of calm in the heart of this thriving town. Predominantly paved for ease of maintenance, there are a number of well stocked raised beds, a shelter providing cover from the rain, a useful store and plenty of space for a table and chairs from which to enjoy some al fresco dining. A single carport and an allocated parking space are located nearby for convenience.
Without a doubt, this quietly positioned property has all the attributes one could wish for in the centre of town and would make an ideal home for those wishing to accommodate the occasional visiting friends and family.
LOCATION
The property is incredibly conveniently located just off Ludbourne Road in the middle of Sherborne. Dominated by its ancient Abbey and school, Sherborne is arguably the most attractive town in Dorset. Numerous musical and cultural events occur throughout the year and there is a superb range of traditional shops and boutiques. The two castles, one of which was home to Sir Walter Raleigh, reflect the historic nature of the town, the centre of which is designated a Conservation Area, in which a policy of strict planning control operates to preserve its special character.
West Dorset is well known for its unspoilt landscape and there are many pretty villages and countryside walks nearby. The Jurassic Coast is a mere twenty miles away at Weymouth. This stretch of coastline, from Portland to Lyme Regis, with its spectacular cliffs, has recently been designated a World Heritage Site.
Communications to this part of the country are excellent. From Sherborne there is a regular train service to Waterloo in about 2 hours 15 minutes; the station is within walking distance. The A303 (linking with the M3) is a dual carriageway almost the whole way to the M3, thus putting London within a reasonable drive.
SPORTING AND RECREATION
The area is well known for its beauty and there is a network of bridleways and footpaths which cross the countryside making it ideal for walking, cycling and riding. Water sports can be found at Sutton Bingham Reservoir (near Yeovil) or on the south coast and racing at Wincanton, Salisbury, Bath or Exeter. Golf at various courses including Yeovil, Sherborne and Dorchester.
EDUCATION
The area is noted for its independent school with Leweston, Sherborne Boys, Sherborne Girls, Sherborne Prep, Perrott Hill, Hazlegrove and Millfield all within easy reach. The Gryphon secondary school is highly rated and very easily accessible.
