Description
A wonderful family home with delightful gardens, detached stone barn, magnificent countryside views, situated in this idyllic West Dorset valley.
THE PROPERTY
Manor House is a most attractive Grade II listed detached property dating back to the 1720's built of local stone elevations under a pretty thatched roof, and although having been partially rebuilt in recent decades, has most definitely retained an abundance of original architectural features both inside and out, with handsome stone mullion leaded light panes, unusually high ceilings throughout, and one of the last examples of Oeil-de-boeuf windows to the front faade, admiring the far reaching countryside views beyond.
Nestled in the heart of West Dorset and within a designated area of Outstanding Natural Beauty, the property is ideally situated almost at the end of a no through lane, and passing a cluster of stone farm cottages leading to a working farm at the very end thus preserving its beautiful surroundings, whilst not being isolated.
First glimpses of the house with its attractive oak framed and thatched porch makes for a charming entrance into the light filled and spacious reception hall incorporating the main staircase and leading to all principal rooms. There is a family room, currently used as a study in the centre, with a cloakroom & WC alongside, lending itself to an occasion ground floor bedroom if required. To one side of the hall is a formal dining room, leading into a wonderful farmhouse kitchen, with a four oven Aga (red), a range of fitted base and wall units, a good-sized pantry and ample of room for a breakfast table for all to gather around.
The rear hall leads off the kitchen, giving access to the outside, the rear staircase, and a generous utility/boot room, all important for countryside living.
To the other side of the hall, a door leads into the sitting room with its stone fireplace housing a wood burning stove, making for a very cosy place to retreat. This room, separated by huge oak framed and glass sliding doors opens into the most unexpected and spectacular double height drawing room with a mezzanine library area above to one end accessed via a cast iron spiral staircase. This really is a spectacular open plan light filled space, ideal for entertaining, with French doors to each side opening out onto the gardens, with a sunken paved dining terrace enjoying afternoon and evening sunshine to the West. The mezzanine area sits above the far end of the room lending itself to a variety of uses, and is currently used as a library/study, and as you would imagine, offers extraordinary views to the surrounding countryside through the large stone mullion light panes.
The first floor offers great versatility, arriving at a generous landing area where light enters in through Oeil-de-boeuf windows. The principal ensuite bedroom is double aspect and enjoys the most wonderful far reaching countryside views beautifully framed by the large stone mullion windows. There are a further two double guest bedrooms, sharing a bathroom, and one with a small nursery bedroom off, which also connect to the rear staircase and a further bedroom, with kitchenette, and shower room. The fifth bedroom is situated above with a far reaching easterly view.
The second floor is a huge partially converted attic space, currently used as a playroom and studio but could also be used as further bedrooms if required, with very useful storage to each end.
OUTSIDE
Approached via a quiet country lane, double gates with Copper Maple trees either side make for a very welcoming entrance, passing over a cattle grid onto the gravelled driveway sweeping around to the side of the house arriving at a pretty thatched double garage, with parking in front for several cars.
The gardens, all in approximately 2/3rds of an acre surround the house, and are beautifully landscaped, with the main lawn to the front, Facing East and continuing to wrap around to the Southern boundary, all flanked by mature hedging, shrubs, and trees, together with flower bed borders. The lawn to the South, with a hexagonal summerhouse has plenty of room for children to play. To the rear is a pretty paved dining terrace that leads out from the Drawing room, and being West facing enjoys afternoon and evening sunshine. There is also a great produce garden with greenhouse beyond this and separated by mature hedging.
The barns are a true delight, bordering the far West boundary. Currently used as storage for garden machinery, they offer enormous potential for conversion, subject to planning consent.
All in all, this would make the most wonderful primary or secondary home in this peaceful West Dorset hamlet.
