Description
A fantastic Grade II listed end of terrace property situated in the heart of the picturesque village of Cattistock, which has recently undergone a fastidious programme of works, with three beautiful bedrooms, a delightful garden, and garden office.
THE PROPERTY
Situated in the heart of one of West Dorset's most picturesque and popular villages, first glimpses of St. Peter's Cottage are most impressive with its attractive faade constructed of pretty local stone under an attractive thatched roof (rear & side rethatched in 2022).
Justifiably Grade II listed of architectural and historical importance, on first entering this wonderful property there is a real sense of charm and space. The entire property recently underwent a fastidious programme of works and is now extremely well-presented. There is a small porch for coats and boots, and this leads perfectly into a charming sitting room with attractive wooden flooring and a central fireplace with wood burning stove. There are windows to either end looking out over the village and the delightful garden. Wooden steps lead up to a surprisingly good-sized family kitchen, incorporating a number of bespoke wall and base units, with a full range of integrated appliances included. There is plenty of room for a kitchen/breakfast table, and views towards the church and village. Alongside the kitchen is a fantastic garden room with access to the garden and paved terrace, ideal for al fresco dining. There is also a cloakroom and shower alongside this room, making it ideal for a ground floor bedroom if needed.
The principal bedrooms are situated on the first floor, with three beautiful bedrooms and a family bathroom. These rooms make it apparent that the property was refurbished with a huge amount of flair and attention to detail.
The attic extends the full length of the property and is fully boarded with power and lighting, with useful built in shelving and cupboards for storage.
To the side of the property is a delightful garden, private and safe for children and animals. There is a paved sitting area, and lawned area, with a raised vegetable bed and well-stocked borders. There is also access to a single garage and parking area, and even a superb garden office with electricity and heating. There are lovely views over the church of St. Peter & St. Paul from the garden.
All in all, this is a truly fantastic property in an idyllic yet very convenient location.
LOCATION
This part of West Dorset is well known for having some of the most beautiful and spectacular countryside in the south west. Numerous pretty villages nestle in folds in the chalk downland and the vast majority of the countryside here is designated an Area of Outstanding Natural Beauty in which strict planning controls are in force to preserve this special character. The dramatic coastline and cliff tops of the Jurassic coast are a short drive away and have recently been designated a World Heritage Site.
Cattistock is as thriving village away from main roads yet highly accessible due to easy access to the A37 and A356. The village has an excellent award winning pub, superb village shop and post office, church, sports clubs, children's playground and numerous activities held in the Village Hall. The heart of the village comprises mainly period houses and cottages, many built in the heyday of the Cattistock Hunt when people travelled for miles around and built attractive houses in the village from where to enjoy their sport; the centre of the village is designated a Conservation Area.
The larger village of Maiden Newton is just over a mile away, and also has a village shop, doctor's surgery, vet, first school, garage and has a main line railway station on the Weymouth to Bristol line. The larger towns of Crewkerne, the County Town of Dorchester and Yeovil are within easy distance and offer a large range of facilities including mainline rail stations to London Waterloo.
