Positioned on the edge of Little Bealings, and at the end of a long drive, Sunfield Cottage is situated in a private and elevated position, affording far reaching valley views.
The property, a former coach house, is understood to date from 1904, and is arranged over three storeys, presenting red brick and timber clad elevations beneath mansard and flat roofs, with accommodation extending to some 2,600 sq ft.
The heart of the property is undoubtedly the kitchen/dining/living space, and whilst open plan, there are defined rooms, the living room with wood burning stove and bay window, the Shaker-style kitchen with integrated appliances and breakfast bar, and the dining area with bi-folding doors to the garden. Accessed from the central hallway there is an additional reception room with double doors to the front terrace, study, along with large utility/boot room and WC.
Stairs rise to the first floor with a double height window affording fabulous valley views, with four double bedrooms and two bathrooms (one en suite), whilst the second floor is home to the double aspect principal bedroom, central dressing area, along with a further bathroom.
Detached and constructed within the last 18 months is the oak-fronted 4-bay cartlodge offering two open bays, a further with roller shutter door, along with garden/log store. The building is complete with an integrated solar array.
The property benefits from a biomass heating system, 8.3kw solar array along with Tesla Powerwall battery.
OUTSIDE
Approached over a shingle driveway and leading to the cart lodge, there are ample parking provisions with access to the separate garage/workshop and covered porch.
Adjoining the side of the property is the covered entertaining area with canvas elevation, complete with wood-burning stove and linking to the kitchen, along with the paved side terrace and garden beyond, which is laid to lawn and affords fabulous views over the surrounding countryside.
Beyond, the land drops away to the remainder of the property which is an established copse. In all the property extends to approximately 2.5 acres.
