LOCATION
Forest Dene occupies an extremely private, semi-rural location situated at the end of a shared drive and adjoining open countryside, yet is only a mile from Hartford, one of the most popular villages in West Cheshire. Indeed, the immediate position of Forest Dene is of particular significance, as there are very few properties which have the seclusion and amenity which the land provides, yet are close to such a sought after and well serviced centre.
Hartford offers a comprehensive range of services and amenities for everyday needs, whilst Northwich and the historic city of Chester are within easily travelling distance offering a comprehensive range of shopping, schooling and leisure facilities. Indeed, schooling is well provided for locally with a choice of primary and secondary schools in Hartford and nearby, complemented by The Grange in Hartford, Sir John Deane's in Northwich, Cransley at Great Budworth and The King's & Queen's Schools in Chester. On the recreational front there are football, rugby, cricket & tennis clubs nearby, golf courses at Vale Royal, Sandiway & Delamere, and a motor racing circuit nearby at Oulton Park. Forest Dene is also convenient for the Whitegate Way offering footpaths and bridleways connecting to the nearby Delamere Forest. For the equestrian enthusiast there is also horse racing at Chester, Haydock and Aintree with polo at Little Budworth.
COMMUNICATIONS
The area enjoys excellent road links being extremely accessible for all areas of commerce throughout the North West. The M56 and M6 motorways are both within 10 miles permitting daily travel to Warrington, Liverpool, Manchester, The Potteries and Birmingham. Manchester and Liverpool international airports are 22 and 20 miles respectively, and there are good rail links to London with a sub 2 hour inter-city service from Hartford and Crewe stations.
DESCRIPTION
Forest Dene is a substantial detached property which dates from the 1960's with later extensions, constructed of brick with some timber clad elevations under a tiled roof. It provides spacious and well proportioned accommodation arranged over two floors, served by double glazing and electric heating. The layout is suitable for family living and a smaller household, but the house does require a scheme of upgrading to meet with modern standards. Indeed, there appears to be potential to remodel and extend the building to create a larger, more impressive dwelling in keeping with its surroundings and extent of land, which should support further investment. In the extreme, some parties may seek a replacement dwelling and perhaps reorientate the house so as to take full advantage of the outstanding views once some of the trees have been removed.
The extent of living space is currently highly adaptable, including three reception rooms on the ground floor, all of which have an attractive aspect across the grounds and one opening into a large conservatory, a useful study and a double bedroom beside which is a family bathroom. The kitchen is at the far end of the house and has double aspect with access directly to outside. At the working end of the kitchen is plenty of storage units, and at the other space for table and chairs. The kitchen also provides access to a large double garage with motorised up and over door.
The first floor is accessed via a turned staircase to a wide galleried landing which provides a lovely seating area with electric fire. There are three double bedrooms, and two shower rooms, both of which are en-suite and the master bedroom also having a dressing room.
OUTSIDE
Forest Dene is approached through a wide gated entrance to a tarmacadamed drive with large turning circle beneath the east elevation. The gardens are predominantly to the south west of the house and are laid to lawn with a variety of flowering trees and shrubs which help to provide an abundance of colour at times of the year, and a high degree of privacy. Beside the house and main lawn is a outdoor swimming pool which is heated and has flagged surround.
The gardens extend to numerous mature trees with access to the north into a small paddock which has post and wire fence. To the east is a larger field which is also fenced and down to grass, and within which are some timber stables comprising two loose boxes. There is access from this field to the lane. The remainder of the land comprising Lots 2 (1.13 acres) and 3 (2.6 acres) is presently one field through which is a public footpath. The field is gently sloping and is also fenced and has direct access to the lane. Should the land be sold in two lots independently of one and other, the buyers will be responsible for erecting a stock proof fence along the boundary, and it is envisaged the footpath will be within the boundary of Lot 3. The coloured shading and lines shown are indicative.
