Description
Fine & Country are delighted to present The Old Rectory. A 4 bedroom Victorian Rectory that is beautifully presented with delightful gardens, including an orchard and kitchen garden, with the adjacent coach house offering potential for fabulous additional accommodation.
"The Old Rectory really is a standout family home for me. With period charm, wonderful proportions and a lovely flowing layout, it's a wonderful example of a Victorian Rectory set in glorious gardens and in a very popular village location. There's also the possibility to extend into the spacious loft or develop the adjacent coach house."

Seller Insight:
What is your favourite room in the house and why?
We love the kitchen & garden room space. It has been wonderful for parties, and you feel so connected to the garden.
Who do you think will be the ideal new owner?
The house has been a fantastic family home for us but equally would suit an active couple who want to live in a wonderful village.
What do you love most and why?
We love the light-filled rooms, the fabulous woodburner for cosy evenings & the privacy and space of the garden.
What do you love about the local community?
We love the school and being able to walk to the garden centre so easily. But our favourite thing is to walk the dog across to the Seven Stars for a drink or along the canal to the Honey Street café for brunch!
How easy is it to commute from here?
Super easy; we commute regularly to London in under an hour but can also easily reach Oxford, Bath, the Dorset beaches or New Forest for daytrips.
What made you choose this property over others?
The barn and the meadow were huge added bonuses. Everybody who visits is surprised by the space both inside and out. But actually, being in such a lovely spot in Woodborough, and an Old Rectory to boot, won us over.
Accommodation Summary:
Ground Floor:
This sympathetically restored and elegantly modernised 19th-century detached home offers spacious, well-proportioned accommodation that flows seamlessly from room to room while retaining the timeless charm of its era.
The classic Victorian layout provides a light and spacious hallway with the 2 main reception rooms leading off right and left, both with working fireplaces, the sitting room a woodburner to provide a focal point in the winter, but wonderfully light with plantation shutters completing the traditional feel of the house. The study to the left is a fabulous space to work from, and if you need to pop to London then Pewsey train station is a 10 minute drive!
The dining room again features a working fireplace and double doors open to the garden/family room with bifolds to the gardens, and this room in turn is open to the well laid out kitchen. This area can be cosy in the winter and opened up in the summer months to merge with the beautiful gardens. Equestrian fans will love the classic Victorian stable partition incorporated into the covered garden seating area, accessed from the garden/family room. A utility room, with vaulted ceiling leads from the kitchen to the gravelled parking area via a stable door and covered porch.
First Floor:
Upstairs, the light-filled landing benefits from a double aspect. The principal bedroom features a full wall of built-in wardrobes and a luxurious en-suite shower room, complete with a walk-in rainwater shower, twin sinks, and elegant limestone tiling. Three further exquisitely decorated bedrooms share a well-appointed family bathroom, which also includes a rainwater shower over the bath.
There is a vast loft above this floor, which could be converted to further bedroom space subject to the necessary consents.
Outside:
Set within beautifully landscaped gardens, the property is approached via a five-bar gate leading to a gravel driveway with ample parking. The attractive detached garage is the former coach house and offers excellent potential for conversion to an annexe. In the grounds there is also a large garden shed, potting shed and a fabulous tree house!
The garden itself is thoughtfully designed, featuring a native hedge along the boundary and attractive parkland-style fencing at the front. Divided into several areas, the outdoor space includes a productive vegetable garden with raised beds, a greenhouse, and an orchard with apple, plum, quince and crab apple trees, as well as two magnificent maple trees. The main garden is laid to lawn and elegantly separated by a brick wall. Various seating areas, including a pergola draped with clematis provide idyllic spots to relax and enjoy the surroundings.
Location:
Nestled in the heart of the Pewsey Vale, Woodborough is a quintessential Wiltshire village that epitomises rural charm. Surrounded by rolling countryside and idyllic farmland, this sought-after location offers a peaceful retreat while maintaining excellent connections to nearby market towns and transport links to London.
Characterised by its elegant period homes, thatched cottages, and impressive country residences, Woodborough boasts a rich architectural heritage that blends seamlessly with modern luxury living. The village enjoys a strong sense of community, with a village primary school, traditional village hall, garden centre, local events, and scenic walks along the Kennet & Avon Canal.
