Description

Fine & Country are delighted to present Barrow Piece. Enviably situated in an elevated position on the Western edge of the town, Barrow Piece offers over 3000sqft of accommodation, substantial garden and superb views of the surrounding countryside, all whilst being within walking distance of Marlborough. Seller Insight What is your favourite room of the house and why? We love all the rooms in the house, but the heart of the home is the kitchen diner flowing through to the reception room used as our children's playroom. It is an exceptional space with outstanding views, direct access to the garden, and a wonderful sense of flow and flexibility. I could cook while the children played their instruments nearby and run them a bath in the large downstairs bathroom — a space that works beautifully for family life. Who do you think would be the next ideal owner? This home is ideal for those who love the countryside while enjoying easy access to town life. From the doorstep, you can walk, cycle or ride straight into the surrounding landscape, while Marlborough is close at hand. With an excellent local primary school and village pub in Manton, it offers the best of country and town living. It suits buyers who appreciate a statement home with flexible living space, ideal for families and multi-generational living. What do you love most about the house and why? The feel of the house, the location, the views, and the size, scale and flexibility it offers. What do you love about the local community? Being part of the Manton and Marlborough community has been wonderful. There are fantastic local events, such as Manton Fest, and a genuine sense of connection while still enjoying space and privacy. How easy is it to commute from here? Commuting is very straightforward. My husband and I both work in London and travel door-to-door to Liverpool Street in under two hours. Heathrow Airport is easily accessible, which was a key reason we moved to Marlborough, and I have worked across the West Midlands, South East and South West from here. Marlborough itself is a short, accessible walk, including for pushchairs, with several routes into town. What made you choose this property over others at the time? The opportunity to develop the property was a major attraction, as was the size and scale of the plot and garden. The location and views stood out immediately. Above all, the house has a wonderful, homely feel. Accommodation Summary: Ground Floor: A generous and light-filled hall provides a welcoming entrance to the home, leading usefully through to the utility and downstairs bathroom on one side, the living room and games room on the other, or directly into the rest of the ground floor straight ahead. There is great flexibility in the layout here, and it should be possible to create an annexe easily from the living and games room if required. The kitchen/breakfast room, dining room and sitting room all enjoy wonderful views across the gently sloping garden to the countryside beyond, and are flooded with natural light. First Floor: To the first floor are four bedrooms, the principal bedroom benefiting from an ensuite shower room.   The remaining three bedrooms share the family bathroom. As with downstairs, this floor is presented in a neutral palette, giving a light and airy feel. Outside: The paved driveway area to the front of the house allows for the parking of multiple vehicles, and there are 2 sets of entrance gates. Included in the title is the portion of Downs Lane directly in front of Barrow Piece and a small area of land opposite, on which currently sits a single garage. An extensive patio area to the rear of the house offers a wonderful space to sit and enjoy the views. As the rear garden is directly south facing, it's also ideal for catching the sun. The garden has been laid to lawn predominantly, with attractive beds, and is broken into two main sections with mature beech hedging, with space for growing fruit and vegetables. In total, the plot size measures approximately 0.62acres. Location: The amenities in Marlborough are plentiful, it boasts the second widest high street in the UK, and is host to a fantastic range of shops, cafes, restaurants, public houses and an independent cinema, all within easy access of Barrow Piece. These all help Marlborough retain its character and charm. The picturesque historic high street itself provides many interesting and architecturally important buildings and hosts twice weekly market to this day selling everything from fruit and veg to hardware and garden furniture. There is excellent schooling at all levels locally in both the state and private sectors with secondary provision at St. John's Academy, Dauntsey's and Marlborough College. The surrounding countryside is a huge draw to the area, with country walks, bike rides and other outdoor pursuits all readily available. Direct rail services to London Paddington are available from Bedwyn, Hungerford and Swindon, with the fastest journey times under 1 hour. Services: Mains electricity, gas, water, private drainage
