SITUATION
Named as one of the best places to live in the UK (Sunday Times' annual list 2024), Norwich offers a vibrant business community and, as the regional centre, has an extensive range of cultural and leisure facilities, including museums, the Sainsbury Centre for the Visual Arts, theatres, cinemas, Norwich City Football Club and numerous chains and independent restaurants and pubs. From the property there is excellent convenient access (much of it just a brief walk away) to shopping, restaurants, and many of the city's principal cultural venues, including a multiscreen arts cinema housed in a period building, The Norwich Theatre Royal and The Norwich Playhouse.
In May each year, the city hosts the Norfolk and Norwich arts Festival, featuring music, theatre, dance, and other visual arts.
Norwich has an excellent range of state and private schools, and the University of East Anglia is located on the outskirts of the city.
The River Wensum meanders through the city and offers boat, canoe and paddle board rental, with various pubs situated along the river itself. There's a riverside path which winds its way around the centre of Norwich or, in another direction, out towards the twenty-six miles of paths that make up Marriott's Way, a route loved by runners and cyclists alike.
A short walk away is Norwich Cathedral and the immaculately preserved Cathedral Close. Norwich Castle, which was begun on the orders of William the Conqueror, and now houses a fine museum is also close by.
The oldest part of Norwich is the streets and alleys off Tombland, which is opposite the cathedral. Once popular residential streets for wealthy Norwich merchants but today a fascinatingly eclectic mix of private dwellings, antique shops, galleries, restaurants, tea rooms and a convenient cafe. There are a variety of historical period buildings on Elm Hill, including The Britons Arms, which dates to 1347 and is now a popular restaurant.
The mainline railway station is either an easy walk or a short drive, with regular direct trains to London (quoted by Greater Anglia at 1hr 50 mins to Liverpool Street Station) and a direct connection to Cambridge among other destinations. Norwich also has an expanding international Airport, which is just 4 miles north of the city.
Both the North Norfolk coast, renowned for its sandy beaches, bird reserves, seals and sailing facilities, and the Norfolk Broads are within easy driving distance.

DESCRIPTION
Lion & Castle Yard was part of the Westlegate Tower re-development in 2013. In a joint venture, FW Properties and Soho Estates collaborated with award-winning architect's 5th Studio, to create these exclusive, elegant, and enviable residential dwellings. Within this development 3 Lion & Castle Yard is one of three apartments, with two neighbouring houses and the Two Magpies Bakery.
The property is approached over a hard standing pathway leading to a communal entrance which is accessed via key entry or intercom. There are security cameras outside of the property and within the inner lobby, both of which can be accessed via a mobile phone App. Straight ahead there is a locked communal bike store and to the right is the staircase rising to the first floor.
3 Lion & Castle Yard is a stylish and spacious two-bedroom apartment which has been built to a high specification and forms part of this luxurious development, situated within this popular and accessible part of Norwich city centre.
The property benefits from good natural light with south and west facing aspects and featuring spacious open plan kitchen/living/dining room, two double bedroom (one with en suite shower room), bathroom, entrance hall and a large private decked balcony.
Engineered oak flooring in the entrance hall extends seamlessly through to the open plan kitchen/living/dining room. From this living space a sliding patio door provides access to the adjoining decked balcony, which provides the perfect setting for al fresco dining.
The kitchen/dining/living room also faces south-west and offers a range of contemporary wall and base cabinets with rolled edge worktop, inset sink and mixer tap, integrated fan oven, electric hob with extraction unit overhead and a built-in dishwasher. There is ample space available to accommodate a 4-seater dining table and chairs. There is space for a freestanding fridge freezer (included in sale) and space and plumbing for a washing machine (included in sale). An airing cupboard houses the pressurised water tank.
The bedrooms feature engineered oak flooring and built-in wardrobes. The main bedroom benefits from an adjoining en suite shower room, featuring a walk -in shower, wash hand basin, WC, heated towel rail and mirrored cabinet.
The main bathroom comprises a bath with shower over, wash hand basin, heated towel rail, WC, mirrored cabinet and tiled floor and walls. Once again, the taps, shower and shower screen have recently been replaced.
