Seller’s Insight
‘We were looking for a period property that was in a peaceful location yet well connected to road and rail links and as soon as we pulled up to Castle Hill Cottage we knew it was the one. There are so many things that make the house special but the superb, far reaching views over the valley and beyond will take some beating.’
‘We wanted to authentically improve the property and it’s been an incredibly rewarding process. We revealed the original fireplaces in the lounge and installed a multi-fuel stove in the lounge which is perfect for cosy, winter evenings. The lounge walls have been stripped back to expose the beautiful mellow, stone which was meticulously restored with lime mortar by a local stone mason who also worked on Lincoln Cathedral. We feel the house has its own personality and have retained and reused original features, beams and hooks where possible throughout to ensure its identity is preserved.’
‘The house has benefitted from modern upgrades such as traditional style uPVC windows and the large, family bathroom is a real sanctuary, with a huge freestanding bath and walk in shower it provides a welcome touch of contemporary luxury.’
‘‘We will miss so much about living here, it’s always a home that invites you in with a warm welcome. We have loved exploring the local countryside and feel very lucky to have such beautiful country walks from our doorstep. You can go north to Coleby where there is an excellent pub, The Tempest, which serves good food and has spectacular views from the garden. Navenby is only a mile away with so much to offer, you can walk there along the Viking Way, do a bit of shopping, have a coffee or some lunch at a pub or café, and walk back.’
‘It’s also in such a convenient location if you want to go to Lincoln, Newark or Grantham or even pick up the A1 for the South or the North. The transport links are fantastic for commuters with fast train services for London from both Grantham and Newark, or to other cities.’
Location
Boothby Graffoe is a small, historic Cliff village with spectacular views over the Trent Valley, largely made up of pretty, stone dwellings with a mid-19th century church of St. Andrew on the outskirts by the Lincoln road, the route of the old Roman road, Ermine Street. Some wonderful country walks along the Lincoln Cliff include The Viking Way, a long distance trail running nearly 150 miles between the Humber Bridge in North Lincolnshire and Oakham in Rutland.
Within walking distance of both neighbouring villages Coleby and Navenby, a popular pub, The Tempest, is in Coleby 1.5 miles north whilst Navenby, a mile south, is home to a comprehensive range of facilities including a Co-op, two pubs, antiques shop, coffee shops, butchers and the well-known, Welbourne’s Bakery which is one of the longest standing artisanal bakeries in the county.
The cathedral city of Lincoln 9 miles north (about 15 mins) and the historic market town of Newark 15 miles southwest (about 20 mins) provide a wider range of shopping, eating, and cultural amenities and have mainline rail connections. Boothby Graffoe is within easy reach of the A15 (2 miles), A46 (11 miles), and the A1 (6 miles), allowing for quick connections both locally and across the country. A direct mainline train service to London King’s Cross can be accessed from Newark (fast train journey of 82 mins), or Grantham, a half hour drive (62 mins) whilst there are regular bus services to Lincoln, Newark and Grantham.
