Land Description – 135.53 Ha (334.91 Acres) Garrocher Farm extends to over 300 acres of fertile and productive Solway coast farmland separated into three main blocks. The quality of the land varies across the site ranging from Grade 3(2) in the western parcel, known as Burns South, to 4(1), 4(2), 5(3) and 6(2) across the remainder of the holding. The land is predominantly flat or gently undulating, which combined with the favourable climate and free-draining soils create ideal growing conditions for Nordmann fir, with growth rates on the better land exceeding those seen in many other areas of Scotland and Europe. The Christmas tree crop included within the sale extends to over 300,000 trees of varying ages and size. Nordmann firs account for 87% of the planted area with over 262,000 trees across the site. The average age profile of this crop is heavily weighted to younger trees with approximately 220,000 being planted from 2019 onwards.
