Description
Nevill Park is one of the most exclusive areas of Tunbridge Wells and was developed in the mid Victorian era. It is in the High Weald Area of Outstanding Natural Beauty and part of a Conservation Area along with the adjacent Hungershall Park on the edge of the Eridge Park estate. The area is known for its spacious and elegant Victorian villas bordered by vast areas of parkland, combining a countryside feel but with easy access to the centre of Tunbridge Wells. This delightful apartment forms part of an impressive and characterful villa built circa 1861 and is approached along a private drive that leads to the property. This has been divided into four large apartments (one on each floor) and the Garden Flat includes two designated carpark spaces behind the garages. It was renovated and completely refurbished in 2009 and is now an elegant and contemporary flat designed for modern day living but within a period environment. It features large Spanish porcelain floor tiles and limestone flooring with underfloor heating throughout, bespoke double glazed windows, inset ceiling lights and raised flame effect electric fires. Steps lead down to a large south facing terrace that spans the width of the apartment and is a real suntrap. Three impressive stone portico archways are open to a veranda style entrance with storage cupboards and French doors that open into a charming Garden Room. This light space provides wonderful views over the terrace and, even when the weather is inclement or too hot, if the doors are open, you can still enjoy that ‘outdoor’ feeling. Double doors provide access to a stunning open plan living space with a dining/seating and large kitchen areas enhanced by the plethora of white units housing a double oven, hob and additional appliances. There are built in storage units in the seating area and useful floating shelves in the good sized dining area as well as an adjacent utility room with laundry facilities. A door leads to a rear hallway with external access and another door opens into the large and attractive sitting room with its delightful bay window and wall mounted flame effect electric fire as a charming focal point. You will never have to queue for the bathroom in this apartment as there is an inner hall leading to a cloakroom and three double bedrooms that all have ensuite bathrooms. These include the superb principal bedroom with built in wardrobes, an ensuite featuring a bath with a limestone tile surround, a separate shower and a stone mosaic basin with a cream Carerra marble work surface as well as french doors to the terrace, so you can sit there, enjoying your morning coffee or evening nightcap.
What the owner says:
"The Garden Flat was historically the domestic quarters for the whole house and virtually the whole flat was the original kitchen complete with a cast iron range and a cauldron, a dumb waiter leading to the upper floors, a wine cellar in what is now the boiler area and a potting shed with wooden shelving in the modern main ensuite. Although the whole property was initially converted into four flats around 1970, the Garden Flat had not been touched since that time, so was in a somewhat ‘unloved’ state when my parents took it on in 2008/9 and subsequently created the superb apartment you see today. I shall miss the spacious rooms, the wonderful terrace where I can sit and enjoy the environment as well as entertain friends and family for al fresco meals, but it is time for me to start a new chapter in my life.” The location is very attractive and convenient as we are parallel to Hungershall Park and close to Tunbridge Wells Common. While it is just a four minute drive to the station and the high street, you can enjoy a delightful walk across the Common and be in the centre of town in about 20 minutes. Tunbridge Wells or, more formally Royal Tunbridge Wells, became a famous spa town in Regency times when it was frequented by the aristocracy who came to take the waters and enjoy the entertainment organised by Beau Nash. Much of this historic town was developed during that time including the famous Pantiles that now offers a delightful mix of independent shops, bars and restaurants.
The rest of the town includes high street stores, a variety of eateries, individual shops, hair and beauty salons and a number of luxury and boutique hotels as well as retail parks. Entertainment facilities include a nine-screen Odeon cinema, the Trinity theatre, the well[1]respected Assembly Hall Theatre and exhibitions in the Amelia Scott cultural centre. While trains from Tunbridge Wells station to London take less than an hour. Sporting enthusiasts can enjoy the Neville Golf Club and Tunbridge Wells rugby, tennis and cricket clubs as well as the indoor sports and tennis centre and a swimming pool. If you want a good walk you can wander around the Common or, slightly further afield, there are a number of delightful parks including Dunorlan and the Hawkenbury Recreation Ground.
The A21/M25 is not far for motorists wanting to go to Tonbridge, Sevenoaks or London. With regard to education there are a number of primary and secondary schools rated Outstanding by Ofsted including St James and St Peters’ C of E primary schools and secondary schools including Bennett Memorial Diocesan School, the St Gregory’s Catholic School as well as Tunbridge Wells Girls Grammar School and Skinners Grammar School. Claremont primary has also been judged Outstanding in various categories. You will also find excellent private schools in the area including Rosehill, The Mead, Kent College, Holmewood House and Beechwood prep and secondary school.”
